1. Apartment Rental and Booking

1.1. Target Audience and Use: The apartments offered by Grace Apartment Grenada are primarily designed to meet the unique needs of students, particularly those attending St. George’s University School of Medicine (SGU), as indicated on our website. While we may accommodate other guests, our policies and environment are tailored for a supportive, peaceful, and secure academic living experience.

1.2. Rental Agreement: A separate, formal Rental Agreement (Lease) will be required and must be signed by the tenant(s) before or upon check-in. This Rental Agreement will contain the specific terms of your tenancy, including rental duration, rent payment schedule, specific apartment rules, and security deposit details. These Terms and Conditions govern your use of the website and the initial booking process, but the Rental Agreement will govern the tenancy itself.

1.3. Reservation Confirmation: Your reservation is only confirmed once you have:

  • Received written confirmation (e.g., email) from Grace Apartment Grenada.
  • Paid any required deposit and/or initial fees as specified in the booking process or subsequent communication.

1.4. Payments and Fees:

  • All prices are typically quoted in USD ($) unless otherwise specified.
  • Deposit/Reservation Fee: A non-refundable deposit or reservation fee may be required to secure an apartment. The amount will be communicated to you during the booking process.
  • Security Deposit: A refundable security deposit is typically required upon signing the Rental Agreement to cover potential damages, lost keys, or unpaid fees. Conditions for the return of this deposit will be detailed in the Rental Agreement.
  • Rent: Rent is due as specified in your Rental Agreement. Late payments may incur a late fee.

1.5. Cancellation and Refunds: Cancellation and refund policies are subject to the specific terms outlined during your booking or in the signed Rental Agreement. Generally:

  • Reservation Deposit/Fee: Initial reservation fees or deposits are typically non-refundable.
  • Cancellation before Occupancy: If you cancel your reservation before the agreed-upon move-in date, any payments made towards the rent (beyond the non-refundable deposit/fee) may be subject to a cancellation fee or forfeiture, depending on the notice period.
  • Early Departure: Departure before the lease end date, as specified in your Rental Agreement, does not entitle you to a refund of any portion of the rent paid.

2. General Rules During Occupancy

The following general rules apply to all tenants and their guests. Detailed rules will be provided in the Rental Agreement.

2.1. Occupancy: The apartment can only be occupied by the number of individuals stated in the Rental Agreement. Unauthorized occupants may lead to termination of the lease and forfeiture of deposits.

2.2. Quiet Hours: We strive to maintain a peaceful environment conducive to studying. Tenants must respect designated quiet hours (e.g., typically 10:00 PM to 6:00 AM). Parties or events that disturb other tenants or neighbors are strictly prohibited.

2.3. Smoking and Pets:

  • Smoking: Smoking is strictly prohibited inside the apartments and designated common areas.
  • Pets: Pets are not permitted unless explicitly agreed upon in writing by management, and a pet fee/deposit may apply.

2.4. Maintenance and Damage:

  • Tenants must keep the apartment and common areas clean and tidy.
  • Tenants are responsible for any damage to the apartment, its inventory, or common areas caused by their negligence, carelessness, or abuse, or by their guests.

3. Website Use

3.1. Intellectual Property: All content on the Site, including text, images, logos, and property descriptions, is the property of Grace Apartment Grenada or its content suppliers and is protected by copyright laws. You may not reproduce, distribute, or use any content from the Site without our prior written permission.

3.2. Accuracy of Information: We strive to ensure that the information on the Site is accurate. However, we do not warrant the completeness or accuracy of the information, including apartment descriptions, amenities, and prices. Information is subject to change at any time without notice.

3.3.
